Understanding the Basics of Real Estate Auctions (Auction Awareness = Understanding The Process & The Players)
The listing real estate Broker/Agent is “the lead dog” of the Real Estate Auction NETWORK marketing strategy. By offering a “Blended Marketing Option” to the seller, the Agent creates opportunity for sellers to choose other than the traditional private treating method of marketing their property for sale. Working as a NETWORK TEAM member, the agent enjoys the professional resources and expertise of the participating NETWORK TEAM members (auction firm., auction settlement agency & auction lender) Bottom line, the NETWORK TEAM strategy offers the consumer a brand new alternative method for successfully selling their home.
The AUCTION FIRM AND THE AUCTIONEER
Depending upon Jurisdictional Authority, an Auctioneer may or may not be required to hold a real estate license. Regardless of Jurisdiction, the Auctioneer must hold an Active Auctioneers License.
THE AUCTION FIRM

The Auction Firm is a “Stem Winder” to the successful sale of real estate before and during the auction event. Acting as an “Umbrella Over The Auction Process”, the multi-talented role of the Auction Firm is vast, including such critical duties as:

  • PRE-AUCTION
    Seller Counseling, “Staging” the Property, Design of Marketing Strategies, Promotional Design unique to the specific Auction, Property Research, Bidders Package Design & Distribution, Advertisement & Promotional Placement in Newspapers, Magazines, Internet and other Media, Coordination and Hosting Open Houses, Fielding consumer inquiries and Coordinating Settlement Resources and Lender Resources (to name a few!)
  • THE DAY OF AUCTION EVENT
    Supervises Bidder Registration, Provides Auction Staff, Conducts the Auction Event & Supervises The Signing of the Auction Sales Agreement
  • POST-AUCTION
    Processing the Auction Sales Agreement, Managing Escrow Deposits, Coordinating Settlement Agency & Mortgage Lender involvement, Review of the HUD-1 prior to Settlement and, finally, attending the Settlement.

THE AUCTIONEER

Equally important to the Auction’s success is the Auctioneer conducting the sale. “Working behind the Scenes” during the entire marketing Process, the Auctioneer can be involved from beginning to end. Acting in partnership with the listing agent, the Auctioneer can provide in-depth advise and guidance enhancing the potential for a more successful Auction Outcome. Additionally, the Auctioneer’s reputation and professional networks, many times, act as “drawing cards”, attracting larger audiences of motivated buyers and real estate professionals.
